We all know that pictures of listings on the internet do draw buyers interest. Our own MLS here in Maryland allows us to post up to 30 pictures on a listing. Most times thats pretty hard to get thirty unique pictures but the option is there if you need it.

Like you, I've seen a lot of listings that are vacant and do include pictures as well. Personally, I think its pretty difficult to take a picture of an empty room that looks good. 

Another agent sent me this link today for a virtual stager. Basically, they take your empty room pictures and fill them up with virtual furniture to be displayed on the internet. No furniture really exists, just pixels in cyberspace.

Frankly, I'm conflicted as to whether this is a good idea or not. On one hand I think that it's probably no different really than "enhancing" the color of a photo that didn't come out quite right. But than on the other hand I feel that it's being deceptive, even though nothing about the listed property was changed.

I don't ever plan on using the service but am interested where you come out on it.

The March results are in and it sure looks like first time homebuyers are fueling the homebuying activity in Crofton, MD. 

Last month, 25 homes sold in the 21114 (Crofton) zip code. Of the 25, half (13) of these were in the price range from $200,000 - $250,000 range. This is a range typically associated with first time homebuyers in this real estate area.

First time homebuyers should be aware that they may qualify for an $8,000 tax credit if they purchase a home before December 1st. Some restrictions apply so talk to your agent, or give me a call, to learn more about the $8,000 first time homebuyers tax credit.

Back to Crofton, MD real estate. Another indicator that activity is picking up is that the number of days a property was on the market for sale decreased by 24%. While total sales volume and average price were both down, that could be indicative of the number of homes sold in the $200,000 - $250,000 range.

Another indicator of future sales is the fact that 28 homes were new pendings, that is, Contracts  + Contingencies.

This is a great time of year to live on Crofton Parkway in Crofton, Maryland.

Starting in March, the blossoms come out on the Cherry Blossoms and Dogwoods that surround the Parkway’s 3.5 mile loop. For many residents it is the best time of year. As a resident of Crofton Parkway, I can attest to the fact that it's better than when the stately oaks start to drop their leaves in the fall.

The blossoms last for a couple of weeks and than they're gone for another year. Replaced by the green leaves of Spring and Summer.

While they're here the view is magnificent. When I'm driving in from anywhere I take the longest route around the parkway so I can enjoy the blossoms while they're still around.

If you find yourself in or around Crofton, MD at the end of March, or the first week of April, take a slow ride around the parkway. You'll enjoy the scene. BTW, the speed limit is 25mph and it's enforced pretty well by the local Crofton Police.
