The rental market in Anne Arundel County has slowed a bit, including the Crofton, MD real estate market. Today, there are 23 rentals available in Crofton, MD. The monthly rents range from $1,325 for a 2 BR, 1 BA condo, all the way up to $2,995 for a 5 BR, 3.5 BA single family house. Even though the market has slowed somewhat, I wouldn’t wait too long to submit an application, because the decent units do tend to go quickly.

While the rental inventory varies monthly throughout the year, we are also just a month or two away from military moves coming into the area. With a large military presence at Ft. Meade, and a shortage of on base housing, the rental market in the Crofton, MD and the surrounding area will once again heat up.

The number of Crofton, MD homes for sale are at their lowest in five years. The graph below does shows the calendar trend for active listings over a five year period. Every March the trend line begins to go up as expected for the Spring busy season.


The current inventory of Homes for Sale in Crofton stands at 73 today. The least expensive home is a 2 br, 1 ba condo in the Habitat section, listed for $92,900. On the higher end we have a 4 br, 4 ba single family detached home listed at $597,000.

Can you face criminal charges for cutting down a tree on your property in Maryland?

Cutting TreeIf you live on the water, or within 1000 feet of tidal water in Maryland, you had better be aware of restrictions imposed within this Cheasapeake Bay Critical Area. For instance, if you cut that tree down on your property to get a better view of the water, you could face both civil and criminal charges. Yes, that wasn’t a typo...criminal charges.

A homeowner was recently sued by the State for cutting down trees on his waterfront property to get a better view. He was sued simultaneously in both Civil and Criminal Courts.

His fine in Civil Court exceeded $10,000, and he got lucky in Criminal Court with a Probation before Judgement. He is also required to get permits for the work he already did, as well as plant trees and shrubs to replace the missing ones. Along with his legal expenses, this was a very expensive lesson.

Recent State laws now allow for prosecution of offenders in both Civil and Criminal Courts. Anne Arundel County is being particularly aggressive with this stance.
Maryland waterfront homeowners, and any homeowner in the Critical Bay zone, should take heed that any activity involving trees, shrubs and underbrush should be reviewed with the County beforehand.

According to the County website, “Except for routine grass cutting and maintenance of existing garden and landscaped areas, removal of any existing natural vegetation within the Critical Area buffer or protected forests or woodland is subject to prior approval through the Code Compliance Division. Call (410) 222-7441 for information on obtaining a standard Buffer Management Plan or Forest Management Plan.”

Plan to err on the side of caution before making any landscaping changes to your waterfront property...call the County first to see if the work you’re planning on doing is legal.

Is a permit required to install a fence in Anne Arundel County, MD

CheckmarkDoes Anne Arundel Country Maryland require building permits for fences?

Generally speaking, according the the County website, fences under six feet, and located completely within the property lines, do not require a building permit. You should check with the County if the property is located on a corner lot, or waterfront, since some restrictions do apply here.

Keep in mind too that many properties in Anne Arundel County are subject to Home Owners and Condo Association restrictions. At minimum, you should review your HOA or Condo documents, and call the Architectural Committee or Property Manager to see what fencing restrictions apply.

Last week was a pretty active week in Crofton, MD. Finally, a few new listings to feed the inventory. An inventory of homes that is at it's lowest in five years.

5 sellers obviously think that there are buyers out there by listing their homes for sale. Most REALTORS® believe that when buyers are looking in the dead of Winter, they’re serious. The listings ranged in price from $195,000 to $597,000, a great selection.

Crofton welcomes the 3 new homeowners who settled on their new homes.

4 new rentals in the month of January shows that the robust rental market hasn’t slowed down much. Decent rentals in the entire area are becoming harder and harder to find.

The homes that are under contract and contract/no ko are an indicator of settlements to occur shortly. Despite what you may be seeing and hearing in the media...buyers are out there looking and buying.

Gambrills and Davidsonville, MD - Market Report for December 2011

If there are two localities in Anne Arundel County Maryland that are difficult to forecast for real estate, it’s Gambrills (zip code 21054) and Davidsonville (zip code 21035). The reason for the difficulty is largely due to the small number of sales that occur every month. Small fluctuations in sales can produce significant percent differences. For example, it’s rare for Davidsonville to exceed eight sales per month. Of course, you have to keep in mind that the average sold price in Davidsonville is over $500,000. When you’re in that price range, the buyer pool is not that large.

The Gambrills, MD,  total sold the dollar volume for December 2011 was down 61% from December of the previous year. Keep in mind though, that this was a result of four additional sales in December 2010. Not much of a base to be able to predict real estate sales.

Davidsonville, MD, on the other hand increased sales volume by 135%. Again, keep in mind that we’re dealing with small numbers here, three sales in December 2010, and seven sales in December 2011.

If you’re in the market to buy a home in a rural setting, there are some great opportunities in both Gambrills and Davidsonville, MD.

Crofton Meadows Elementary School Wins State Blue Ribbon Status

Crofton Meadows Elementary School

Crofton Meadows Elementary School joined five other State schools as 2012 Maryland Blue Ribbon Schools, awarded by the U.S. Department of Education. Students in Blue Ribbon Schools excel on State assessments and testing in reading and math.

State Blue Ribbon Schools are eligible to apply to become National Blue Ribbon Schools. Soon, you will see a Maryland State Blue Ribbon flag flying outside of Crofton Meadows Elementary School, along with the United States and Maryland State flags.

By becoming a State Blue Ribbon School, Crofton Meadows won a $2,000 cash prize, an interactive Smart Board, and a school-wide pizza party.

Congratulations to Crofton Meadows Elementary School for becoming the second Blue Ribbon School in Crofton, along with Crofton Middle. This is a tremendous accomplishment, and one that should make all Crofton residents proud.
