Edgewater, MD has shown a slight, negative sales trend in December.  The average sold and median sold prices showed significant increases, but this was due to a couple of the dozen homes selling in the higher price ranges. This had the tendency to skew the results when only twelve units sold.

Edgewater, MD had an inventory of 186 homes for sale at the end of December, 2009.

Twenty new listings came on the market and ten listings went under contract. Another 4 listings were marked contingent contract. The inventory of homes for sale increased slightly.

Four of the twelve homes that sold were priced over $600,000. While most parts of the county seem to be having their home sales driven by first time home buyers, this wasn't the case for Edgewater, MD during December 2009.

Unlike many other Anne Arundel County communities, days on the market in the 21037 zip code remained pretty much the same. Severna Park, for instance, showed an almost 50% reduction in the number of days on the market.

Edgewater, MD real estate home sales slightly underperformed many other communities in Anne Arundel County for the month of December. 21037 still remains a buyers market.

Crofton, MD, what a difference a month makes. Last month, zip code 21114 had an enormous increase in sales. Over 150% in November 2009 compared to 2008. December 2009 shows Crofton, MD with a decrease in sales of -42.39%.

Some of it can be attributed to the bad weather which plagued December. Snow and cold weather tends to keep home buyers inside, and Crofton, MD had plenty of both in December.

At the end of December, Crofton, MD had a total inventory of homes for sale of 119.

Eighteen new listings came on the market and five listings went under contract. Another 8 listings were marked contingent contract. The inventory of homes for sale increased slightly.

All of the December 2009 Crofton, MD home sales were below the $450,000 price range. This contributed to the reductions in Average Sold price.

Days on the market showed a pretty significant decrease compared to December 2008. Crofton, MD showed a 37% reduction in days on the market compared to last year.

Crofton, MD real estate home sales slightly underperformed many other communities in Anne Arundel County for the month of December. 21114 still remains a buyers market.

Several of the Odenton, MD home sales statistics looked better in November, 2009 compared to November, 2008.

More units are being sold, but in the lower price ranges. 32 of the 33 sales were in the price range under $500,000, while fully 25 of the 33 listings were under the $350,000 price range.

During the month of November, 2009, 41 new listings were added to the Odenton, MD home inventory, while 33 were sold.

In a peek at the near term future, 31 homes went under one of the various contract categories. Despite that, more houses were added to the Odenton MD inventory in November, than went off.

From the data, it looks like first time home buyers were fueling the Odenton, MD home sale increases in November, 2009. That makes sense since there was an urgency to buy because the $8,000 tax credit was set to expire on November 31st. That has since been changed by Congress taking some of the sense of urgency off first time home buyers.

It certainly was a nice month for Odenton real estate sales. Let's see if the trend can continue now that some of the pressure is off 1st time home buyers getting into a home quickly. They have an extra four months now to still qualify for up to an $8,000 tax credit.

Odenton, MD real estate sales in September, 2009 compared to the same month in 2008 were not trending upward.

The number of units sold was almost the same so the reduction in average prices is reflective of the price ranges that are active. 24 of the total 26 homes sold in Odenton, MD during the month of September, 2009 were under $400,000.

Crofton, MD, a neighboring community had 8 homes sold over $500,000.

The Odenton, MD homes for sale inventory remains high at 198. It grew slightly since 42 new listings came on the market while 26 were settled.

Taking a peek at the future it looks like the trend is turning around. 38 homes went into one of the contract stages.

Interestingly, houses are selling faster in Odenton, MD in September of this year compared to last, even while the inventory continues to grow.
