Edgewater, MD, added 12 new active listings to the current inventory last week. The least expensive was a detached 3 bedroom, 2 bath home located in Woodland Beach, and listed for $164,900. Edgewater, MD, has an active real estate market for people looking for a water oriented community.

Edgewater, MD rental market is very active. 2 new rental listings came on the market, and applications were registered for 1 of the current rental inventory.

5 properties moved or changed status into some sort of Contract status, while 4 sold and went to settlement. The contract status changes tends to be a future indicator of settlements to come in the near future.

While only one listing expired last week, 5 were withdrawn by the sellers.

The local Multiple Listing Service (MRIS) uses the following status types to indicate a property's availability:

  • ACTIVE: Indicates that the property is available with no contingencies, contract or application registered against it.
  • CNTG/KO: (Contingent with Kick Out) - Indicates that the property is available but has a contract with at least one pending contingency that includes a kick out clause.
  • CNTG/NO KO: (Contingent with No Kick Out) - Indicates that the property is available but has a contract with at least one pending contingency and the pending contingencies do not contain kick out clauses.
  • APP REG: (Application Registered) - Indicates that the property is available but a rental application has been registered on it.

Edgewater, MD has shown a slight, negative sales trend in December.  The average sold and median sold prices showed significant increases, but this was due to a couple of the dozen homes selling in the higher price ranges. This had the tendency to skew the results when only twelve units sold.

Edgewater, MD had an inventory of 186 homes for sale at the end of December, 2009.

Twenty new listings came on the market and ten listings went under contract. Another 4 listings were marked contingent contract. The inventory of homes for sale increased slightly.

Four of the twelve homes that sold were priced over $600,000. While most parts of the county seem to be having their home sales driven by first time home buyers, this wasn't the case for Edgewater, MD during December 2009.

Unlike many other Anne Arundel County communities, days on the market in the 21037 zip code remained pretty much the same. Severna Park, for instance, showed an almost 50% reduction in the number of days on the market.

Edgewater, MD real estate home sales slightly underperformed many other communities in Anne Arundel County for the month of December. 21037 still remains a buyers market.
