Odenton MD Real Estate - Market Statistics for November 2011

Odenton, MD, one of the destination locations for people relocating into the area because of Ft. Meade, has had a see-saw year for real estate. Through October, Odenton had been doing generally better that 2011. November, however, was a different story. There was nothing you could actually point to and say, “this the cause.” It seems that Odenton was caught up in the general malaise of the market. The Ft. Meade Base Realignment and Closure didn’t generate near the number of sales that were anticipated. If you look at the pendings, you’ll see that the months of December and January look to be doing just fine.
 


The median sold price remains steady and ahead of last year. An excellent sign in a market where prices are declining in many areas.
 


Buyers looking for a decent home in Odenton shouldn’t wait too long. There has been a significant decrease in the length of time that homes are on the market.

A condominium is a form of ownership. Basically, you own from the walls in. The outside of the property is owned and maintained by the Condominium Association. Owners of condo’s pay monthly dues, as well as property taxes. The monthly dues covers a master insurance policy, and maintenance.

In this area, condo’s can look like an apartment building, or just like a townhouse. Owning a condo becomes more of a lifestyle issue. If you want your weekends to yourself, without having to cut grass, rake leaves, shovel snow, etc., than condo ownership may be the right choice for you.

In the area around Ft. Meade, Odenton is the location with the most opportunities to own a condo. You have to check though, because many of them are 55+ Active Adult communities.

Odenton MD Real Estate - Market Statistics for October 2011

Odenton MD

Odenton, MD, sitting at the entrance to Ft. Meade, has been bucking the real estate trend by showing a +22% increase in sales October 2011 over October 2010. Sales stats for 2011 have been generally positive as well.

Sellers and agents love it when sales go up, and the median sold price at the same time. What is inexplicable is that the Average Days on Market is going up as well. This is especially true since new listings haven’t increased to any great degree. One of those data anomaly's that can’t be explained without a very detailed analysis.

And while we’re still on the inexplicable, the Average Sold to Original List Price Ratio has shrunk down to 91%. Either buyers are negotiating great deals, or sellers are still having difficulty pricing correctly.

An advantage to working in the Odenton, MD market is the amount of new construction that is being sold. Buyers love to purchase new homes, and Odenton has a great selection to choose from, compared to most other communities in the County.
