Compared to 2009, January 2010 Severn MD real estate home sales showed a downtrend in most categories.

While sales volume decreased slightly at -1.30%, the number of units sold increased +16.67%. This is an indicator that more homes were selling in the lower price categories. The base for home sales is low, making it difficult to determine an accurate market assessment based on units and volume alone. Winter months are always difficult to project because of severe weather fluctuations and relatively low number of home sales.

Several other indicators can help to see what's going on in the Severn, MD real estate market. The average days on market decreased slightly at -5.81% year over year. A decrease that low doesn't really identify a trend from being a buyers market, to becoming more of a sellers market. The average list price for homes sold also decreased -12.79%.

Another significant data point is the Average Sale Price as a % of Average List Price. Higher percentages favor sellers, lower percentages favor buyers. This is another area that Severn MD showed an decrease. Homes are not selling closer to list price than they did just one year ago at this time. Severn MD home buyers have to be happy about that development.

Most agents I talk to do see the Severn MD market getting better as the year progresses. Severn MD should see a net gain in home sales once the BRAC transferees begin moving into the area later this year.

Severn MD Real Estate - Status for Week Ending 01/23/10

Severn, MD, the community where the sprawling Ft. Meade complex is located, added 11 new active listings to the current inventory last week. The least expensive was a detached 3 bedroom, 2 bath home located off of Reece Road and listed for $154.900.

Severn, MD rental market is one of the more robust in the area, but last week it slowed down to a crawl. Only 2 new rental listings came on the market, and applications were registered for 1 of the current rental inventory.

Only 4 properties moved or changed status into some sort of Contract status, while 2 sold and went to settlement. The contract status changes tends to be a future indicator of settlements to come in the near future.

While only one listing expired last week, 4 were withdrawn by the sellers.

  • APP REG: (Application Registered) - Indicates that the property is available but a rental application has been registered on it.
  • CONTRACT: - Indicates that the property has a ratified contract with no pending contingencies. If the only remaining contingency is financing the status should be contract.
  • SOLD: - Indicates that the property is sold and settled.
  • RENTED: - Indicates that the property has been rented.

Severn, MD home sales statistics seem to be running counter to most other communities in the area in November, 2009 compared to November, 2008. While there was a slight increase in the number of units sold, the dollar volume was lower. Compared to Crofton and Odenton, this was pretty unusual for November 2009.

More units actually sold, but in the lower price ranges. All 21 sales in Severn, MD were in the price range under $500,000. This significantly affected the Average Sold and Median Sold prices. Both of those important statistics were down significantly.

During the month of November, 2009, 36 new listings were added to the Severn, MD home inventory, while 21 were sold.

In a peek at the near term, 26 homes went under one of the various contract categories. Despite that, more houses were added to the Severn MD inventory in November, than went off.

From the data, it looks like first time home buyers were fueling the Severn, MD home sale increases in November, 2009. That makes sense since there was an urgency to buy because the $8,000 tax credit was set to expire on November 31st. That has since been changed by Congress taking some of the sense of urgency off first time home buyers.

Severn, MD is one of those communities looking for an increase in sales when the influx of Ft. Meade workers come into the area as a result of BRAC. 2010 should be the time we begin to see those buyers.
