On Friday my daughter and son in law settled on their first home in Halethorpe, MD. A nice 3 bedroom rowhouse in a great location.
As a Realtor/Father it doesn’t get any better than this helping a first time homebuyer, who is also his daughter:
· House priced below current comps
· 30 year fixed interest rate below 5%
· 6% seller concession on closing costs
· Home warranty
· $8,000 tax credit this year
I don’t believe there will be a better time for her to buy a house than this. Everything came together at the right time for this transaction.
There are plenty of opportunities for other first time home buyers out there, but if they don’t act, those opportunities will disappear at some time.
Wish me luck holding on to that commission check :)

Come on the kids gotta need something. The new couch is just about the price of your commission check.
Like you think you are going to keep that commission! LOL. Congrats. I don't think there is anything more satisfying than turning our daughters into first time homeowners.
Sounds like she did good -- but of course she had dad there so how could he go wrong.
How awesome for your daughter, and you! It's killing me that I can't find more people who I can help take advantage of exactly what you described. I helped my son and daughter-in-law buy a short sale last summer, and my commission ended up in beautiful new carpet!
Russ, Looks like its going to be a new mattress and a gas grill. Maybe I'll get a burger out of the whole thing.
Ron, Thanks Ron.
Bob/Carolin, The pressure was on, that's for sure.
Janna, You're right. The same circumstances can happen for so many first time homebuyers. They're missing a great opportunity.
Just think, you, being dad and the agent is the cherry on top of the sundae;0) Yeah for them and for you.
Richard - I told my nephew who just graduated and is now working for Hewlett - Packard. Now is the time to seize the moment ... buy that house, the planets are in line for the big event.
Congratulations Richard! It really cannot get any better than that. I'm an only child, and very close with my parents. I know I hold an extra special place in my dad's heart too. What a wonderful gift you bestowed. Not to mention the sweet deal they scored as first-timers! Cheers,
Hi Richard
That has to be a special moment.
Good luck and success

Richard - Congrats to you and your daughter and son-in-law for taking advantage of the fantastic deals out there for 1st time buyers.
Hooray! I'm sure she and her husband also know that they had the best real estate agent representing them!
Congratulations to your daughter and son-in-law on the purchase of their first home. I'm sure the pride you feel is better than the commission (right?).
Congrats to your daughter. This is a fantastic time to buy a home.
