Not too many, in the grand scheme of things, Rich.  I'm glad we don't have the huge number of bank-owned properties that some other areas have pulling down property values all around them.  Still, opportunities do exist for buyers to find one, if that's what they want to buy.

We also don't have many in our area - but I think I hate them.  I recently sold a luxury new construction home that was in foreclosure - the buyer discovered so many problems with the home he canceled the contract.  I don't blame him, but it was a tough loss.  Some people aren't mean to purchase REO homes.

Wow, you have a really low foreclosure rate there. I'm sure that has helped to keep the home values intact, at least more so than other places that were hit very hard.

KAREN: We are blessed in this area. Prince Georges County to our south is getting creamed though.

MARGARET: Most of the banks around here have their act together with foreclosures. Short sales are a different story.

MYRL: I do see the national stats and we are a very small part.

CYNTHIA: We've seen a bit of a drop, but nothing that significant.
