Anne Arundel County, MD Market Statistics - May 2013

All systems are go for the real estate market in Anne Arundel County, MD so far in 2013. May certainly didn't disappoint with a 36.63% gain in Total Sold Dollar Volume over May, 2012. The month over month gain over April was 21.61%. Not too shabby. I'll bet there are a lot of buyers wondering what happened to their advantage.

The Median Sold Price is sitting nicely at $310,000. Not the highest, but certainly not the lowest it's been in the past year.

The plummeting Average Days on the Market is telling buyers that they need to make quick decisions if they see a house that shows interest. 82 days on the market is the lowest it's been in quite some time.

The Average Sold to Original List Price Ratio continues to climb higher since the beginning of the year. 95.04% is an excellent ratio for sellers, and should clue buyers in that lowball offers may not be the way to go.
